Planning a villa holiday for 12 people in Istria

By the Enjoy Istria team Published 3 min read

The pool terrace at Villa Bina

In short

For a group of twelve, look for a villa where every bedroom has its own bathroom, there is a table that seats everyone indoors and out, and there is parking for several cars. Villa Duga and Villa Bina near Poreč both sleep 12 in six en-suite double bedrooms; for up to 20, Villa Bina and Villa Cvita Domenica stand side by side in Labinci.

Holidays for twelve are some of the best: three or four families together, a milestone birthday, a reunion of old friends. They also need more planning than a week for two. Here is what we have learned from hosting large groups.

Choose the right house

Bathrooms matter more than bedrooms

Twelve people sharing two bathrooms makes for long mornings. Look for a villa where every bedroom has its own bathroom. Both our villas for twelve have six double bedrooms, each with an en-suite bathroom.

Space to be together and apart

You want one table where everyone can eat, ideally both inside and outside, plus corners where a couple of people can read in peace. Check for a covered terrace, so that dinner outside is still possible in a summer shower.

More than twelve?

Villa Bina and Villa Cvita Domenica are neighbours in Labinci, a few minutes’ walk apart. Booked together they sleep up to 20, with two pools, two kitchens and space for two families to have their own evenings. Read two families, two villas.

Practical planning

Cars and parking

Twelve people usually means three or four cars, and in Istria you will want them: beaches, towns and restaurants are spread out. Check how many cars the villa can park. If some of you fly, hire a minibus or two larger cars rather than four small ones.

Bedrooms

Agree on rooms before you arrive. Six identical double bedrooms makes it easier, but someone will want the room with the best view. Tell us if you need a cot.

Food and shopping

Cooking for twelve is half the fun. Make a rota: each family cooks one night, and two nights you eat out. Do one big shop on arrival day, because most Croatian shops open only on a limited number of Sundays a year. Our self-catering guide and summer kitchen ideas will help.

Eating out

Book restaurants and konobas ahead for twelve, especially in July and August. Ask for a long table outside. Read what a konoba is.

Splitting the cost

Agree how to share costs before you book: the villa, food and fuel. A shared spreadsheet or app saves awkward conversations later. Our price estimate shows the total for your dates, which makes the maths simple.

House rules for groups

Our villas are family homes in residential areas. Holidays for groups of family and friends are very welcome; parties and events are not allowed, there is no smoking inside, and we ask groups to keep noise down late in the evening out of respect for the neighbours.

When to go

July and August are the most popular for families with school-age children. For a group of adults, consider June or September: warm sea, quieter beaches and lower prices from mid-September. See the best time to visit Istria.
